Learn About Earthquake Preparedness for Your Home

Understanding Earthquake Basics and Your Risk

Earthquakes occur when stress built up in the Earth's crust suddenly releases, causing the ground to shake. The United States Geological Survey (USGS) reports that the country experiences about 20,000 earthquakes annually, though most are too small to feel. Understanding your specific risk involves knowing whether you live in an active seismic zone and how your home's foundation might respond to shaking.

The risk of earthquake damage varies dramatically by location. California experiences frequent earthquakes due to the San Andreas Fault system. The Pacific Northwest faces significant risk from the Cascadia Subduction Zone. Meanwhile, regions like the central United States, including areas around Memphis, Tennessee, and Oklahoma, have experienced unexpected but powerful earthquakes in recent years. Even areas with infrequent earthquakes can face damage from rare but intense events.

Your home's vulnerability depends on several factors: its age, building materials, foundation type, and local soil conditions. Older homes built before modern building codes, structures on soft soil, and houses with weak foundations face greater risk. Homes built on bedrock generally experience less damage than those on clay or loose soil. Understanding these factors helps you make informed decisions about what measures might reduce your risk.

You can learn your area's earthquake risk through several resources. The USGS provides detailed hazard maps showing seismic risk by region. Many state geological surveys offer local information. Your city or county building department can explain local building codes and seismic requirements. Some communities have conducted microzonation studies that show which neighborhoods face higher risk based on soil type and geology.

Practical Takeaway: Research your specific location's earthquake risk using USGS hazard maps and local resources. Contact your city building department to learn what building code requirements apply to your home and when it was constructed.

Structural Reinforcement and Foundation Improvements

Structural reinforcement involves making permanent improvements to your home's ability to withstand earthquake shaking. The most important reinforcement for older homes is foundation bolting, which anchors the wooden sill plate (the wood that sits on top of the foundation) to the concrete or stone foundation itself. During earthquakes, homes can literally shake off their foundations. Foundation bolting prevents this catastrophic failure. According to FEMA, homes built before the 1970s rarely have bolted foundations.

Installing foundation bolts involves drilling holes through the sill plate into the foundation and installing anchor bolts with washers and nuts every six feet or less. A typical single-story home might require 12 to 20 bolts. Professional installation costs vary by region and home size but typically ranges from $2,000 to $7,000. Some homes qualify for local or state cost-sharing programs that can offset these expenses, though availability and funding levels vary by location and change over time.

Cripple wall bracing represents another important structural improvement for homes built on piers or with crawl spaces. Cripple walls are the short walls between the foundation and the main floor. These walls are particularly vulnerable to collapse during earthquakes. Bracing involves installing plywood panels and metal frames to strengthen these walls. This work typically costs $1,500 to $3,500 for an average home.

Soft-story reinforcement may be necessary for homes with large openings on the ground floor, such as garage doors or wide window walls. These openings reduce the wall's ability to resist lateral forces during earthquakes. Steel bracing, moment frames, or shear walls can strengthen these areas. More extensive structural work carries higher costs, potentially ranging from $5,000 to $15,000 or more depending on the scope of improvements needed.

You can learn about your home's structural vulnerabilities through a seismic retrofit evaluation. Some communities employ professional engineers who offer low-cost or free evaluations. The American Society of Civil Engineers website provides information about finding qualified professionals. Building departments can often recommend local contractors experienced in seismic retrofitting.

Practical Takeaway: Prioritize foundation bolting if your home predates the 1970s. Obtain a professional seismic evaluation to identify which improvements would most reduce your home's earthquake risk, then plan improvements in order of importance.

Interior Safety: Securing Furniture and Appliances

Most earthquake injuries and deaths in homes result not from structural collapse but from falling or shifting objects inside the home. Heavy furniture, appliances, and suspended items can cause serious injury or death when they fall during shaking. Securing these items costs far less than structural improvements and can be completed by most homeowners using basic tools. This step significantly reduces injury risk during earthquakes.

Tall, heavy furniture like bookcases, entertainment centers, and dressers should be anchored to wall studs using L-brackets or specialized earthquake straps. Many hardware stores stock these devices for under $20 per unit. To install them, locate wall studs using a stud finder, position the bracket so it connects the furniture to the stud, and use appropriate fasteners. A single bookcase might need two or three brackets depending on its height and weight. Studies show that properly secured furniture remains in place during shaking, whereas unsecured furniture tips over, potentially crushing people beneath it.

Water heaters present particular danger during earthquakes because they can topple, rupturing gas lines and causing fires. Flexible gas and water supply lines can also rupture. Water heater bracing kits, available at hardware stores for $30 to $60, include metal straps and hardware to secure the unit to wall framing. The same principles apply to furnaces and other large appliances. These safety devices may seem simple, but they prevent damage that could render your home uninhabitable and eliminate a major fire risk.

Hanging objects like mirrors, pictures, and light fixtures should be mounted securely. Mirrors and heavy pictures should hang from studs using appropriate hardware rather than drywall anchors alone. Use closed picture hooks rather than open hooks that allow frames to slip off. Glass vases, decorative items, and other breakables stored on high shelves may fall regardless of securing measures, so consider storing valuable or fragile items in lower cabinets with latching doors.

Cabinet latches prevent contents from spilling and creating hazards. In kitchens, earthquakes can shower you with dishes, glasses, and food. Simple magnetic or sliding latches cost just a few dollars per cabinet and take minutes to install. The same approach works for bathroom cabinets storing medications and cleaning supplies, which could contaminate food or water after an earthquake.

Practical Takeaway: This weekend, secure your three tallest pieces of furniture using earthquake straps, anchor your water heater, and install cabinet latches in your kitchen. These three actions address the most dangerous hazards in most homes.

Utility Safety: Gas, Water, and Electrical Systems

Earthquakes frequently damage utility lines, causing gas leaks that lead to fires, water main breaks that contaminate supplies, and electrical hazards. Understanding your home's utility systems and how to shut them down safely can prevent post-earthquake disasters. Many fires following earthquakes result not from the shaking itself but from gas leaks and ignition sources in the hours and days afterward.

Natural gas presents the most serious post-earthquake hazard. Gas leaks are often invisible and odorless (the smell is added for safety detection). If you smell gas or suspect a leak after an earthquake, evacuate immediately and call your gas company from outside your home. Never use flames, electrical switches, or anything that might create a spark inside a home where you smell gas. Locating your gas meter and learning how to turn off the main gas valve could prevent a fire. Most gas valves require a wrench to turn; keep an appropriately sized wrench near your meter or in an easily accessed location. Label it clearly so household members can find it during an emergency.

Water shutoff valves allow you to stop water flow if pipes rupture. Main water shutoffs are typically located near the meter, often in the basement, crawl space, or outside near your property line. Water shutoff valves may require a specialized key or a regular wrench depending on your system's age. Learning to identify and operate your shutoff valve takes minutes and could prevent thousands of dollars in water damage. Write the location on a card and keep it with your emergency supplies so family members know where to find it.

Electrical hazards multiply after earthquakes. Downed power lines pose obvious dangers. At home, damaged wiring can cause fires even if power is restored. If you see sparks, smell burning plastic or wood, or notice exposed wires after an earthquake, turn off electricity
