Learn About Common First-Time Homebuyer Mistakes

Understanding Down Payment Requirements and Expectations

One of the most common mistakes first-time homebuyers make involves misunderstanding down payments. Many people believe they need 20% of the home's purchase price saved before they can buy. While 20% is a traditional benchmark that avoids private mortgage insurance (PMI), this isn't a universal requirement.

According to the National Association of Realtors, in 2023, the median down payment for first-time homebuyers was approximately 6% to 8%. This means if you're purchasing a $300,000 home, you might put down $18,000 to $24,000 rather than $60,000. Many loan programs—including FHA loans, VA loans, and USDA loans—allow down payments as low as 0% to 3.5%. Conventional loans often permit down payments between 3% and 5%.

However, putting down less than 20% typically means paying PMI, which protects the lender if you default on the loan. PMI costs vary but generally range from 0.3% to 1.2% annually of your loan amount. On a $280,000 loan, this could mean $840 to $3,360 per year. Many buyers factor this cost into their decision about how much to put down.

Another down payment mistake involves depleting all savings. Some buyers put every dollar toward the down payment, leaving nothing for closing costs, inspection repairs, or emergencies. Closing costs typically range from 2% to 5% of the home's purchase price. A $300,000 home could have closing costs between $6,000 and $15,000. Beyond this, many homes require repairs discovered during inspections.

Practical Takeaway: Calculate your total cash needs by adding your target down payment, estimated closing costs (typically 3-4% of purchase price), and a contingency fund of $5,000 to $10,000 for unexpected repairs. Research down payment programs in your area, as many regions offer down payment assistance programs through nonprofits and government agencies.

Getting Pre-Approved vs. Pre-Qualified: Why This Distinction Matters

Many first-time homebuyers confuse pre-qualification with pre-approval, and this confusion can lead to wasted time and disappointment. While both sound similar, they represent very different levels of financial vetting and have different impacts on your home-buying process.

Pre-qualification is an informal estimate based on information you provide to a lender. You might tell them your income, debts, and savings, and they'll give you a rough idea of how much you might borrow. This process doesn't involve credit checks or documentation verification. It's essentially a starting point and carries no weight when you make an offer on a home. Pre-qualification can typically be done over the phone or online in minutes.

Pre-approval, by contrast, involves a thorough financial review. The lender pulls your credit report, verifies your income through tax returns and W-2s, checks your employment history, and confirms your savings and assets. Based on this investigation, they issue a pre-approval letter stating the specific amount you can borrow. This letter demonstrates to sellers that you're a serious buyer backed by a lender's commitment. Real estate agents and sellers take pre-approval letters seriously because they represent verified financial capacity.

A common mistake is showing up at open houses or making offers with only pre-qualification in hand. Sellers may dismiss your offer, thinking you're not a serious buyer. Additionally, what you thought you could borrow during pre-qualification may differ significantly from your actual pre-approval amount. One buyer might think they're pre-qualified for $350,000 based on a phone conversation, only to discover during pre-approval that their actual lending limit is $275,000 due to existing debts or employment changes.

Another error involves getting pre-approved with multiple lenders without understanding the impact. Each pre-approval involves a hard credit inquiry, which temporarily lowers your credit score. Multiple inquiries within a short timeframe (typically 45 days) for the same type of credit generally count as one inquiry, but spacing them out isn't ideal. Shopping for rates among 2-3 lenders makes sense; shopping with 10 lenders doesn't.

Practical Takeaway: Before house hunting, obtain pre-approval from at least one lender. This shows sellers you're serious and gives you an accurate budget. If comparing lenders' offers, do your rate shopping within a 45-day window so multiple credit inquiries count as one. Keep your pre-approval letter handy when making offers.

Neglecting the Home Inspection and Its Importance

The home inspection is often where first-time buyers make costly decisions, either by skipping it entirely or ignoring its findings. A home inspection is an independent evaluation of the property's condition, covering structural integrity, roofing, plumbing, electrical systems, HVAC, and other major components. Inspections typically cost $300 to $500 and take 2-3 hours.

Some buyers skip inspections to save money or to appear less demanding in a competitive market. This is a significant risk. According to the American Society of Home Inspectors, about 50% of inspections reveal issues requiring attention. These might range from minor cosmetic concerns to major structural problems costing thousands to repair. A buyer who skips inspection on a $250,000 home might discover after closing that the roof needs replacement ($8,000-$15,000), the foundation has cracks ($5,000-$25,000+), or the electrical system is outdated and dangerous ($10,000-$20,000).

Another common mistake involves receiving an inspection report and ignoring red flags. An inspection report might indicate that plumbing has outdated galvanized pipes (which corrode and reduce water pressure), the furnace is 18 years old and nearing the end of its lifespan, or that grading around the foundation promotes water intrusion into the basement. Some buyers assume "cosmetic issues only," when the report actually documents functional concerns requiring professional assessment.

Buyers also make errors in how they respond to inspection findings. After receiving results showing needed repairs, you have options: request the seller make repairs before closing, negotiate a price reduction to account for repairs, request credits from the seller, or accept the property as-is. Some buyers let pride or emotion override logic. One buyer might refuse to negotiate about a needed $6,000 roof repair because they feel the seller should fix it, then walk away from a home they otherwise love, only to find similar homes at higher prices.

The timing of inspections matters too. Your purchase agreement should include an inspection contingency allowing you to back out (and keep your earnest money deposit) if major issues emerge. This contingency typically lasts 7-10 days. Waiting until day 9 to schedule an inspection, when results come back on day 11, removes your ability to negotiate based on findings.

Practical Takeaway: Always include a home inspection in your purchase agreement. Schedule it within 3-5 days of offer acceptance to preserve your contingency period. Review the full report, not just the summary. For any items marked "further investigation recommended," consult with specialists (roofers, electricians, plumbers) before making final decisions.

Overlooking Hidden Costs and Ongoing Expenses

First-time buyers frequently underestimate the total cost of homeownership. The mortgage payment is obvious, but numerous expenses hide in the details. Property taxes, homeowners insurance, HOA fees, utilities, and maintenance costs can collectively match or exceed your monthly mortgage payment.

Property taxes vary dramatically by location. In some states like New Jersey and Illinois, annual property taxes average 0.8% to 2% of home value. On a $300,000 home, this could mean $2,400 to $6,000 annually or $200 to $500 monthly. Other states like Hawaii and Alabama have much lower rates around 0.3-0.4%. Your real estate agent can provide local property tax information, and you can verify exact amounts by checking the property's tax assessment through county records.

Homeowners insurance protects the structure and your belongings. Average premiums range from $800 to $1,500 yearly nationally, but this varies by location, home age, and material. Coastal properties and older homes cost more to insure. If you put down less than 20%, your lender requires you to carry insurance as a loan condition. Some
