Understanding Housing Options for Older Adults

Finding the right place to live becomes increasingly important as people age. The choice of where to live can affect daily life, health, and financial security. This guide presents information about different housing options that many older adults consider when thinking about their living situation.

According to the U.S. Census Bureau, approximately 54 million Americans are age 65 and older. About 80% of older adults prefer to remain in their current homes and communities as they age, a preference often called "aging in place." However, changes in health, mobility, family circumstances, or financial situations may lead people to explore different housing arrangements.

Housing options for older adults exist on a spectrum. Some people need minimal support and simply want a different living environment. Others require assistance with daily tasks like bathing, dressing, or medication management. Still others need round-the-clock medical care. Between these extremes are many possibilities, each with different costs, levels of independence, and types of support.

The housing landscape has expanded significantly over the past two decades. What was once limited to a choice between staying home or moving to a nursing home now includes active adult communities, senior apartments, co-housing arrangements, and various models of assisted living. Some options are designed for older adults in good health who want community and social connection. Others focus on people managing chronic conditions or recovering from illness.

Understanding what exists helps people and their families make informed decisions. This guide describes the main housing categories, what services each typically provides, and what people generally encounter in terms of costs and daily life. The information presented here can serve as a starting point for conversations with family members, healthcare providers, or professionals who specialize in senior housing.

Practical Takeaway: Before exploring specific options, think about what matters most in your living situation. Do you value independence, social community, professional support, affordability, or proximity to family? Your priorities will guide which housing options to learn more about.

Aging in Place: Staying in Your Own Home

Many older adults choose to remain in their own homes with modifications and support services. Aging in place means living independently in a familiar environment while receiving the help needed to manage daily life. This approach appeals to people who have strong attachments to their homes and communities, want to maintain control over their daily routines, or have limited financial resources for alternative housing.

Aging in place can work well when a person's home can be adapted to their needs and when appropriate support services are available locally. Common home modifications include installing grab bars in bathrooms, adding ramps or stair lifts for mobility, improving lighting, widening doorways for wheelchairs, and creating a bedroom on the main floor to avoid stairs. The National Association of Home Builders reports that fewer than 10% of American homes are currently built or modified to be accessible for people with mobility limitations, so modifications are often necessary.

Services that support aging in place include:

• In-home care services, ranging from help with housekeeping and meal preparation to personal care assistance like bathing and dressing
• Medical care delivered at home, such as nursing visits, physical therapy, or wound care
• Meal delivery programs that bring prepared food to the home
• Transportation services for medical appointments and errands
• Medication management support and reminders
• Telehealth appointments with doctors and specialists conducted from home
• Home safety monitoring systems that alert emergency contacts if a fall occurs

The costs of aging in place vary widely depending on the extent of modifications needed and the frequency of paid services. A bathroom grab bar installation might cost $100 to $300. A full bathroom remodel to create accessibility could exceed $10,000. In-home care services typically range from $15 to $30 per hour for housekeeping or personal care, depending on location and the worker's qualifications. Twenty-four-hour in-home care can cost $3,000 to $8,000 per month or more.

Not all older adults can age in place safely. People living alone with significant cognitive decline, those requiring constant medical monitoring, or those in homes that cannot be safely modified may need alternative arrangements. Additionally, some people find that the cost of services needed to remain at home exceeds the cost of moving to a community where services are built in.

Practical Takeaway: If you are considering aging in place, evaluate both your home's physical layout and the availability of services in your area. Start with a home safety assessment—many occupational therapists and aging specialists offer these—to identify modifications that would reduce injury risks. Then research what services exist locally and what they cost.

Active Adult Communities and Senior Apartments

Active adult communities and senior apartments represent a significant housing segment, designed primarily for older adults who are generally healthy and independent but want community, social activities, and simplified living. These communities attract millions of residents nationally and range from small, locally-owned apartment complexes to large planned communities spanning thousands of acres.

Active adult communities are typically age-restricted, requiring at least one household member to be 55 or older (some specify 62 or 65). They emphasize recreational and social activities—golf courses, fitness centers, clubs, classes, and organized events are standard features. Residents own homes or rent apartments, but the community structure handles exterior maintenance, landscaping, and common area upkeep. Examples include large communities in Florida, Arizona, and California that house tens of thousands of residents, as well as smaller developments in nearly every state.

Senior apartments differ from active adult communities in that they are rental properties, though they may also restrict residency to older adults. These range from basic affordable housing with minimal amenities to upscale complexes with concierge services, libraries, and dining rooms. Some senior apartments specifically target people with low to moderate incomes and receive subsidy from government housing programs, making them significantly more affordable than market-rate options.

Key characteristics of these communities include:

• Low-maintenance living with grounds upkeep, snow removal, and exterior repairs handled by management
• On-site social activities, clubs, and educational programs
• Built-in community where neighbors are also older adults
• Typically no medical or personal care services on-site, though some senior apartments partner with local providers
• Pet-friendly policies, though often with restrictions on size or number
• Accessible design features like lever door handles, walk-in showers, and single-floor living

Costs vary dramatically. In active adult communities, home purchase prices range from $150,000 in some areas to over $500,000 in popular locations. Monthly homeowners association fees typically run $200 to $600. Senior apartment rents range from $800 monthly for subsidized housing to $3,000 or more for upscale communities. Subsidized senior housing often has waiting lists of six months to several years due to limited availability and high demand.

The primary limitation of active adult communities and senior apartments is that they generally do not provide personal care or medical services. As residents age and health needs increase, many eventually transition to other housing types that include supportive services. Additionally, the social benefits of these communities depend on individual personality and preferences—some people thrive in organized community settings while others find them overwhelming or impersonal.

Practical Takeaway: If you are drawn to the idea of an active adult community, visit during a regular day (not a special event day) to observe daily life. Attend a community meal or activity to get a sense of whether the social culture fits your interests. Ask about the average age of residents and what happens to people as health needs increase.

Assisted Living Facilities and Memory Care Communities

Assisted living facilities bridge the gap between independent living and nursing homes. They serve older adults who need help with daily activities—bathing, dressing, medication management, meal preparation—but do not require round-the-clock nursing care or medical supervision. Memory care communities are a specialized type of assisted living designed specifically for people with Alzheimer's disease, dementia, or other cognitive conditions.

The assisted living model emerged in the 1990s as a response to the growing demand for residential options between independent living and institutional nursing care. Today, there are approximately 28,600 assisted living communities in the United States serving roughly 810,000 residents, according to the National Center for Assisted Living. These facilities vary enormously in size
