Learn About 55 Plus Communities Before Moving

What Are 55 Plus Communities and How Do They Work

A 55 plus community is a residential development designed specifically for people age 55 and older. These neighborhoods restrict occupancy based on age, meaning at least one person in the household must meet or exceed the age requirement. According to AARP, approximately 5.6 million Americans live in age-restricted communities, and this number continues to grow as the population ages.

These communities operate differently from standard neighborhoods. Most are managed by homeowners associations (HOAs) that set rules, maintain common areas, and collect monthly or annual fees. Some 55 plus communities are active adult communities with extensive amenities and programming, while others are more affordable and basic. The homes themselves can range from single-family houses to condos, townhouses, and apartments.

The housing stock in these communities varies widely. Some developments were built specifically as age-restricted from the start, while others transitioned to 55 plus status over time. According to research from the University of Southern California, Florida, Arizona, and California have the highest concentration of 55 plus communities, though they exist in every region of the United States.

The fees associated with these communities typically range from $100 to $500 monthly, though some can be higher depending on amenities offered. These fees cover maintenance of common areas, landscaping, security, recreational programming, and building insurance in some cases. It's important to understand what exactly these fees cover before moving, as they represent an ongoing expense beyond your mortgage or rent.

Takeaway: Before exploring specific communities, understand that 55 plus communities are age-restricted neighborhoods managed by HOAs, with varying price points and amenity levels. Research what monthly fees typically cover in communities you're considering, and factor these costs into your overall budget.

Evaluating the Location and Surrounding Area

Location is one of the most critical decisions when choosing a 55 plus community. The neighborhood should meet your lifestyle needs regarding proximity to healthcare, shopping, family, and recreation. Many people moving to 55 plus communities prioritize being near a quality hospital or medical center, as healthcare needs often increase with age.

Consider the climate and natural environment of the area. Some communities are located in warm-weather states like Florida and Arizona specifically because of the year-round outdoor lifestyle they offer. However, other regions provide four seasons and lower costs of living. According to the Bureau of Labor Statistics, cost of living varies significantly by location—a retiree's dollar stretches much further in parts of the Southeast and Midwest than in coastal areas.

Public transportation access matters, especially if you anticipate not driving long-term. Research whether the area has buses, ride services, or community shuttle systems. Many active adult communities offer transportation to shopping areas, medical appointments, and entertainment venues as part of their amenities. If public transit is limited, you'll need reliable personal transportation or the ability to afford taxi or ride-sharing services regularly.

Evaluate what's within reasonable driving distance. Visit the community at different times of day and different seasons if possible. Check nearby grocery stores, pharmacies, restaurants, and entertainment options. Talk to current residents about whether they feel the location is convenient for their daily needs. Ask about traffic patterns during rush hours and whether construction projects are planned in the area.

The climate and weather patterns of the region will affect your quality of life daily. If you're moving from a different climate zone, spend time in the area during different seasons to understand what you're committing to. Research hurricane zones, flood plains, earthquake risk, or severe winter weather that might affect the area.

Takeaway: Visit potential communities multiple times in different seasons and times of day. Create a checklist of must-haves regarding proximity to healthcare, shopping, family, and climate, then evaluate each community against this list.

Understanding Amenities and Recreation Programs

One of the main selling points of active adult communities is their amenities and recreational programming. These offerings vary dramatically between communities. Some communities have just a clubhouse and pool, while others feature golf courses, fitness centers, pools, tennis courts, walking trails, libraries, and game rooms. According to a survey by the National Association of Home Builders, 89% of active adult communities offer a fitness center, but beyond that, offerings diverge significantly.

Before moving, determine which amenities matter most to your daily happiness and health. If you're an avid golfer, a community with an 18-hole course might be essential. If you're more social, look for communities with regular clubs, classes, and events. Many communities offer fitness classes ranging from yoga to water aerobics, art classes, computer training, book clubs, and social events. Research what a typical week of programming looks like in communities you're considering.

Ask whether amenities are included in your monthly fees or if you pay separately. Some communities charge extra for golf, fitness classes, or special events. Understand whether you must be a member or can use amenities occasionally. Some communities reserve certain facilities for full-time residents versus snowbirds (seasonal residents).

Visit the facilities yourself. Look at the condition of buildings and grounds. Are the pools heated? Is the fitness center modern or outdated? Are there enough classes offered to suit your interests? Talk to residents about whether they actually use the amenities and whether programming meets their expectations. Sometimes communities advertise extensive facilities, but programming may be limited or underutilized.

Consider your likely activity level over time. You might be very active at age 60 but less so at 75. Communities that offer programs ranging from competitive activities to gentle exercise and intellectual pursuits can serve residents across different ability levels as they age.

Takeaway: Create a list of recreational activities you currently enjoy and want to continue. Visit communities during active programming times and talk to residents about whether amenities are well-maintained and well-used. Don't assume listed amenities mean they're actively used or well-suited to your interests.

Examining Financial Factors and Hidden Costs

The financial picture of buying or renting in a 55 plus community extends beyond the purchase price or rent. You need to understand all costs involved to make an informed decision. Monthly HOA fees are just the starting point.

Research what's included in HOA fees and what costs extra. Typical fees cover common area maintenance, landscaping, security, trash removal, and building insurance for common areas. However, some communities charge additional fees for specific amenities like golf, pools, or fitness classes. Some charge separate fees for cable or internet. Understanding the complete fee structure is essential before committing.

Property taxes vary by state and location. Florida and Texas have no state income tax, which appeals to many retirees, but property taxes vary within these states. Research the specific property tax rate in communities you're considering. According to the Tax Foundation, effective property tax rates range from under 0.3% of home value in Hawaii to over 2% in New Jersey.

If buying rather than renting, factor in maintenance and repair costs. Even though HOAs handle common areas, you're still responsible for your individual home or condo. Reserve funds for appliance replacement, HVAC maintenance, roof repairs, and general upkeep. Older homes may need more frequent repairs. Ask residents about typical maintenance costs they experience.

Some communities require special assessments when major infrastructure needs replacement (roofs, roads, common area buildings). Ask about the reserve fund status and whether special assessments have been common. Request five to ten years of HOA financial statements to understand the community's financial health and whether assessments are likely.

Consider utility costs. Heating or cooling expenses vary dramatically by climate. Internet and cable costs may be higher if bundled through the community. Some communities include certain utilities in HOA fees, while others require separate utility accounts.

If you're buying, understand financing options. Some lenders have restrictions on financing in communities with high HOA fees or older buildings. Ask your lender about any concerns specific to the community.

Takeaway: Request complete fee schedules and HOA financial statements from communities you're considering. Calculate total monthly housing costs including purchase price/rent, HOA fees, property taxes, utilities, and expected maintenance. Compare these totals across communities to understand the real financial commitment.

Reviewing Rules, Restrictions, and Governance

Every 55 plus community operates under rules established by its HOA. These rules govern everything from pet policies to vehicle registration, exterior appearance, rental restrictions, and guest policies. Understanding these rules before moving is critical because you'll be bound by them.
