Understanding Credit Scores and How Landlords Use Them

A credit score is a three-digit number that reflects your history of borrowing and repaying money. It ranges from 300 to 850, with higher scores generally indicating that you've paid bills on time. Most credit scores fall between 600 and 750. Landlords often review credit scores to predict whether a tenant will pay rent consistently and on time.

When you apply for an apartment, landlords typically pull a tenant screening report. This report includes your credit score, past evictions, collections accounts, and rental payment history. A "perfect" credit score isn't actually necessary to rent—most landlords will work with tenants who have scores ranging from 500 to 650, depending on other factors. According to the Federal Reserve, about 21% of American adults have credit scores below 620, which demonstrates that many people rent successfully without pristine credit.

Credit scores drop for several reasons: missed or late payments (the biggest factor), high credit card balances, collections accounts, foreclosures, and bankruptcy. Even one 30-day late payment can lower your score by 17 to 83 points, depending on your overall credit profile. However, the impact of negative events weakens over time. A late payment from seven years ago has far less influence than one from last month.

Understanding what's actually on your credit report is important. You can request a free credit report from each of the three major credit bureaus—Equifax, Experian, and TransUnion—once per year at AnnualCreditReport.com. Many errors appear on reports and can be disputed. For example, a paid-off collection account might still be listed as unpaid, or a payment might be incorrectly attributed to the wrong person.

Practical Takeaway: Before apartment hunting, check your credit report for errors and understand your current score. Knowing these numbers helps you understand what landlords will see and identify issues to address during your rental search.

Strategies for Renting With a Lower Credit Score

Landlords evaluate far more than just credit scores when deciding whether to rent to someone. If your credit isn't perfect, other factors can work strongly in your favor. Many landlords place as much weight on rental history as credit history. If you've paid previous landlords on time, this is powerful proof that you're a reliable tenant. Documentation matters here—ask former landlords to write reference letters explaining that you paid rent in full and on time.

One effective approach is to offer a higher security deposit. The typical security deposit is one month's rent, but offering 1.5 to 2 months' rent upfront shows the landlord that you're taking responsibility seriously and gives them financial protection. Some tenants with lower credit scores also offer to pay the first month's rent and security deposit before the move-in date, demonstrating financial commitment.

A co-signer can also strengthen your application. This is someone—often a parent or trusted family member—who agrees to pay rent if you cannot. The co-signer's income and credit are reviewed alongside yours. A co-signer with good credit and stable income can offset concerns about your credit score. However, the co-signer takes on real financial responsibility; if you miss rent, they're legally responsible for payment.

Documentation of stable income is another key factor. Landlords want to know you can afford rent. Gather recent pay stubs, tax returns, bank statements showing regular income, and a letter from your employer confirming your employment and salary. If you're self-employed, bank statements and tax returns from the past two years help demonstrate consistent earnings. Some landlords accept proof of benefits like disability or unemployment as income sources. The general standard is that housing costs shouldn't exceed 30% of gross monthly income, though some landlords will work with percentages up to 40%.

Explain negative credit events directly in a cover letter to the landlord. If your credit dropped because of a specific situation—a job loss, medical emergency, or divorce—a brief, honest explanation shows accountability. Many landlords appreciate transparency more than silence. Statements like "I experienced a job loss in 2021, fell behind on payments, and have since been employed for 18 months with no late payments" can influence decisions positively.

Practical Takeaway: Compile a complete rental packet including reference letters from previous landlords, recent pay stubs, and proof of income. This documentation often matters more to landlords than a credit score in the 500-600 range, and it shifts the focus from past credit challenges to current financial stability.

Working With No Credit or Limited Credit History

Not having a credit score isn't the same as having a bad one, and landlords often treat these situations differently. People with no credit history include immigrants new to the country, young adults who've never borrowed money, and those who prefer to live cash-only lives. According to the Consumer Financial Protection Bureau, about 45 million Americans have "thin files"—credit histories so limited that traditional credit scores can't be calculated.

When you have no credit score, landlords can't use that metric at all, so they rely entirely on other information. Income documentation becomes even more critical. Having strong proof of stable employment and sufficient income to cover rent helps tremendously. Bank statements showing regular deposits and a healthy balance also demonstrate financial responsibility. Some landlords specifically look for checking accounts with positive balances as evidence of budgeting ability.

References take on greater importance when credit doesn't exist. Landlords may contact previous landlords, employers, utility companies, or even neighbors to verify you're responsible. Some people build rental references through short-term rentals first—using platforms like Airbnb to establish a track record of paying for housing on time. After a few successful Airbnb stays with positive reviews, you have documented proof that you pay for housing reliably.

Alternative credit data is increasingly recognized by landlords. Utility payment history, phone bill payments, insurance payments, and subscription service payments can all be reported to alternative credit bureaus. Companies like Clarity and LexisNexis compile this information. Some landlords now request reports from these alternative bureaus if traditional credit scores aren't available. You can also build credit intentionally: getting a secured credit card (backed by a deposit you make), using it for small purchases, and paying the balance in full each month creates a credit history over several months.

In some cases, landlords will work with tenants who have no credit but demonstrate financial stability in other ways. Showing a substantial amount of savings in the bank—even six months of rent or more—convinces some landlords you can cover unexpected situations. Proof of family financial support from parents or relatives may also satisfy concerns about your ability to pay.

Practical Takeaway: If you have no credit score, focus on gathering comprehensive income documentation, building rental references through short-term rentals if possible, and showing bank statements that prove financial stability. Consider requesting reports from alternative credit bureaus to give landlords data they can use alongside traditional sources.

What to Expect During Tenant Screening

Understanding the tenant screening process reduces anxiety and helps you prepare. When you submit an application, landlords typically collect personal information including your full name, Social Security number, birth date, previous addresses, employment history, and references. Some landlords use third-party screening companies like Zillow, Apartments.com, or specialized tenant screening services to conduct background and credit checks.

These screening companies pull information from multiple sources. Credit bureaus provide credit scores and payment history. Court records are checked for evictions, judgments, and lawsuits. Criminal background checks use state and federal court records and sometimes sex offender registries. Rental history is verified through previous landlords. Employment is sometimes verified with employers. The entire process typically takes 3 to 7 business days, though it can vary.

Tenant screening reports aren't regulated the same way as consumer credit reports. While credit reports are protected by the Fair Credit Reporting Act, tenant screening reports have fewer protections. However, landlords must provide you with a copy of the report if they deny your application based on it. This is your opportunity to dispute any inaccurate information. If the report lists an eviction that doesn't belong to you or a late payment you didn't make, you can request corrections.

Landlords can't use certain information against you legally. They can't discriminate based on race, color, national origin, religion, sex, familial status, disability, sexual orientation, or gender identity. If a landlord denies your application citing reasons that seem to correlate with these protected characteristics, you may have
