Free Guide to Finding and Renting in Colorado Springs

Understanding the Colorado Springs Rental Market

Colorado Springs has become an increasingly popular place to live, with rental demand growing steadily over the past decade. According to recent data, the median rent for a one-bedroom apartment in Colorado Springs ranges from $1,100 to $1,400 per month, while two-bedroom units typically cost between $1,400 and $1,800 monthly. These figures can vary significantly based on location within the city, with properties near downtown or close to major employers commanding higher prices than those in outlying neighborhoods.

The rental market in Colorado Springs reflects broader trends across Colorado. The city's population has grown by approximately 15% over the past five years, driven by factors including remote work opportunities, the presence of major employers like the U.S. Air Force Academy and Fort Carson military base, and the city's proximity to outdoor recreation. This growth has created both challenges and opportunities for renters seeking housing.

Understanding market conditions matters because rent prices fluctuate by season. Spring and early summer typically see increased rental activity and higher prices, as more people search for housing. Winter months often present lower prices and less competition. Rental prices also vary dramatically by neighborhood—areas like Old Colorado City and Manitou Springs have different pricing than suburban communities like Northeast Colorado Springs or areas near the military bases.

Practical takeaway: Start your search by identifying which neighborhoods fit your budget and lifestyle. Research prices across multiple areas rather than focusing on just one part of the city. This gives you a realistic picture of what different monthly payments actually include in different locations.

Where to Search for Rental Properties

Multiple online platforms and resources can help you locate available rental properties throughout Colorado Springs. Major national websites like Zillow, Apartments.com, and Rent.com feature thousands of listings for the Colorado Springs area. These platforms allow you to filter by price, number of bedrooms, pet policies, and desired amenities. Local Colorado Springs rental websites and apps also serve the market, sometimes featuring properties not listed on national sites.

Craigslist remains a popular resource for Colorado Springs rentals, though users should exercise caution when evaluating listings. Facebook Marketplace has grown substantially as a rental listing platform, with many landlords and property management companies posting directly to their local community groups. The Colorado Springs Gazette newspaper occasionally features rental advertisements, and many local apartment complexes maintain their own websites with current availability.

Local property management companies often manage multiple rental properties throughout the city. Contacting these companies directly can provide information about current and upcoming vacancies. The Colorado Springs Chamber of Commerce and local visitor bureaus sometimes maintain lists of property management resources. Real estate agents, while typically focused on sales, can sometimes recommend rental resources or provide market insights.

When using search platforms, setting up alerts for new listings helps you stay informed about properties entering the market. Most sites allow you to create saved searches that send notifications when listings matching your criteria appear. This approach can help you move quickly when suitable properties become available, as popular rentals often receive multiple inquiries within days of listing.

Practical takeaway: Use at least three different search platforms simultaneously rather than relying on just one. Each platform has different listings, and spreading your search increases the likelihood of finding properties that match your needs and budget. Create multiple saved searches with different price ranges and neighborhoods to catch listings as soon as they appear.

Evaluating Neighborhoods and Locations

Colorado Springs contains distinct neighborhoods, each with different characteristics, amenities, and price ranges. Northeast Colorado Springs, including areas near Powers Boulevard and Academy Boulevard, tends toward newer construction and suburban feel, with many apartment complexes and newer single-family rentals. This area attracts families and military-connected renters due to proximity to Fort Carson and the Air Force Academy. Rental prices here typically range from moderate to above-average for the city.

Downtown and Central Colorado Springs offers walkability, restaurants, and cultural attractions. Properties in areas like Old Colorado City, Manitou Springs, and the downtown corridor appeal to renters seeking an urban lifestyle. These neighborhoods typically have higher rental costs but offer proximity to employment, entertainment, and local businesses. Many properties in these areas are older homes converted to rental units rather than purpose-built apartments.

West Colorado Springs, including neighborhoods around Manitou Springs and areas west of I-25, provides access to outdoor recreation and often features properties with mountain views. Rental costs vary widely depending on exact location and property type. Commute times to downtown or employment centers can be longer in these areas, but some renters prioritize proximity to hiking, outdoor activities, and scenic amenities.

Research each neighborhood's characteristics by visiting at different times of day. Walk or drive through areas you're considering, noting factors like street lighting, traffic volume, maintained yards, and general upkeep. Visit on both weekday mornings and weekend evenings to get a sense of neighborhood activity. Talk with current residents if possible—they can provide insights about noise levels, parking availability, and neighborhood changes over time. Check local news sources and community websites for information about neighborhood issues, planned development, or area improvements.

Schools, parks, grocery stores, and public transportation accessibility matter for many renters. Google Maps and similar services show walking distances to nearby amenities. If you have a car-dependent commute, understanding traffic patterns on your likely route is important. Some renters use commute-planning tools that show travel times during peak hours.

Practical takeaway: Spend time physically visiting neighborhoods during different times of day before committing to a lease. Create a comparison document listing specific features of each neighborhood (crime rates, commute times, nearby amenities) to help evaluate different areas objectively rather than making decisions based on single visits or photographs.

Understanding Lease Agreements and Rental Terms

Lease agreements are legally binding contracts that outline the terms of your rental arrangement. A standard lease typically includes the rental amount, lease duration (commonly 12 months, though shorter or longer terms exist), move-in and move-out procedures, pet policies, maintenance responsibilities, and rules regarding alterations to the property. In Colorado, certain lease terms are regulated by state law, and understanding these protections matters before signing.

Colorado law requires landlords to return security deposits within one month of move-out, with itemized deductions clearly documented if damages or unpaid rent exist. Landlords can only deduct amounts covering actual damages or unpaid rent—not normal wear and tear. Security deposits typically equal one or two months' rent. Some landlords charge additional fees for pets, parking, or amenities like fitness centers or pools. These fees vary substantially and should be factored into your total monthly housing cost.

Lease terms define who is responsible for various maintenance and repair issues. Most residential leases specify that landlords maintain the building structure, roof, and major systems, while tenants keep the interior clean and report maintenance needs. Understanding these distinctions prevents disputes later. Many leases include clauses about landlord entry rights—Colorado law requires landlords to provide notice before entering rental properties, except in genuine emergencies.

Before signing any lease, read the entire document carefully. Ask questions about any unclear terms. Colorado law gives tenants specific rights regarding habitability—rental properties must meet basic standards for safety and function. Landlords cannot legally charge for repairs that should already be covered by these habitability standards. If you notice issues during your initial walkthrough, document them with photos and notify the landlord in writing before signing the lease. Most states require leases to include an inventory of the property's condition at the beginning of the rental period.

Some leases include automatic renewal clauses, meaning they continue indefinitely unless either party provides notice by a specific date. Understanding these renewal terms prevents unintended lease extensions. Lease-breaking policies also matter—some leases specify early termination conditions and associated penalties. Knowing these terms before signing helps avoid costly surprises if your situation changes.

Practical takeaway: Request the lease agreement before your scheduled signing appointment, giving yourself time to review it thoroughly. Make a list of questions or concerns, and ask the landlord or property manager to explain unclear terms. Only sign leases you fully understand, and keep a copy for your records.

The Application and Move-In Process

Once you've found a property you're interested in, the landlord or property manager typically requires you to submit an application. Standard rental applications request personal information including your name, contact details, employment history, current and previous addresses, references, and authorization to conduct background and credit checks. Some applications ask about pets, vehicles, or other details relevant to the property.

Most landlords conduct background checks and review rental history. Criminal background screening is standard, though Colorado law limits how landlords can use certain conviction information when deciding to rent. Credit checks review payment
