Free Guide to Cleaning and Caring for Terrazzo Floors

Understanding Terrazzo Flooring Composition and Why It Matters for Care

Terrazzo is a composite flooring material made from crushed stone, glass, and marble chips held together with a cement or epoxy binder. This combination creates a durable, decorative surface that has been used in buildings for centuries. The mixture is poured as a liquid, then ground and polished to create a smooth, attractive finish. Understanding what terrazzo is made of helps you know why certain cleaning methods work better than others.

The stone and marble pieces in terrazzo come in various colors and sizes, giving each floor a unique appearance. Some terrazzo floors contain recycled glass or mirrors, which adds visual interest and sustainability. The binder holding these materials together is crucial to the floor's integrity. Older terrazzo floors often use cement-based binders, while newer installations frequently use epoxy binders, which are more resistant to staining and moisture.

The surface layer of terrazzo is typically sealed with a protective coating. This sealant helps prevent stains and moisture from penetrating into the porous stone underneath. Over time, this seal wears down with foot traffic and cleaning, which is why resealing is an important part of long-term maintenance. The sealant also gives the floor its shine and protective qualities.

Knowing your terrazzo floor's age and type of binder can affect how you care for it. If you have an older cement-based terrazzo floor, it may be more porous and sensitive to acidic cleaners. Epoxy-bonded terrazzo is generally more forgiving and resistant to chemicals. You can often determine your floor type by asking the building owner or installer, or by observing how the floor responds to water and stains.

Practical takeaway: Learn whether your terrazzo floor uses a cement or epoxy binder before choosing cleaning products. This information will guide which cleaning methods are safest for your specific floor.

Daily Cleaning Techniques for Routine Maintenance

Daily cleaning keeps terrazzo floors looking fresh and prevents dirt buildup that can scratch the surface. Start by sweeping or vacuuming regularly to remove dust, sand, and debris. Use a soft-bristled broom or a vacuum with a hard floor attachment rather than a brush head, which can be too aggressive. Sweeping before wet cleaning prevents dirt particles from becoming embedded in the floor during mopping.

For routine mopping, use neutral pH cleaning solutions specifically designed for natural stone or terrazzo floors. Neutral pH means the cleaner is neither acidic nor alkaline, which protects the stone and sealant from damage. Mix the cleaner with warm water according to product instructions. Avoid using vinegar, lemon juice, or other acidic cleaners on terrazzo, as these eat away at the stone and binder over time.

When mopping, use a damp microfiber mop rather than soaking the floor. Terrazzo can absorb excess water, which leads to swelling and potential damage to the binder. Wring out your mop thoroughly so it is barely damp before applying it to the floor. Work in sections, and dry the floor immediately afterward with a soft cloth. This drying step is important because standing water leaves streaks and mineral deposits.

For spills, blot them immediately with a dry cloth rather than wiping. For sticky spills like juice or soda, use a damp cloth with a small amount of neutral cleaner, then dry thoroughly. Keep a few microfiber cloths handy for quick cleanup. Regular attention to spills prevents stains from setting and keeps the floor looking maintained.

High-traffic areas may need more frequent mopping than low-traffic zones. Entryways and walkways accumulate more dirt and wear, so they benefit from daily or every-other-day attention. Hallways and main living areas might be fine with twice-weekly mopping, while closets and bedrooms may only need weekly cleaning.

Practical takeaway: Establish a routine of daily sweeping and twice-weekly damp mopping with neutral pH cleaner, followed by immediate drying, to maintain your terrazzo floors in good condition.

Dealing with Stains and Problem Spots

Despite careful maintenance, terrazzo floors can develop stains from spills, pets, or time. The approach to removing stains depends on the stain type and how long it has been present. Fresh stains are much easier to remove than old, set-in stains. Common stains on terrazzo include water marks, oil-based stains, organic stains from food or beverages, and rust stains.

Water stains appear as white or cloudy spots on terrazzo and are caused by mineral deposits in water. To remove them, make a poultice by mixing baking soda with a small amount of water to create a paste. Apply this paste to the stain, let it sit for a few hours, then rinse and dry. For stubborn water stains, you can try a solution of equal parts white vinegar and water applied only to the stain area (not the whole floor), left for a few minutes, then thoroughly rinsed and dried immediately.

Oil-based stains from cooking grease, cosmetics, or motor oil are trickier. Baking soda poultices work for these as well. Sprinkle baking soda on the stain, let it absorb the oil for several hours or overnight, then vacuum and mop the area. For stubborn oil stains, a commercial degreasser formulated for stone can be used according to package directions, though you should test it on an inconspicuous area first.

Organic stains from food, beverages, or pet accidents may respond to hydrogen peroxide. Apply 3 percent hydrogen peroxide directly to the stain, cover with plastic wrap to keep it moist, and let it sit for 24 hours. Then rinse and dry thoroughly. For pet stains, enzymatic cleaners designed for stone floors can break down the organic matter causing the odor and stain.

Rust stains from metal furniture legs or outdoor equipment require special attention. Rust stains may not respond to standard cleaners and might require a poultice made specifically for rust removal, available from stone care suppliers. Always test rust removal products on a small, hidden area first, as they can be more aggressive than standard cleaners.

Set-in stains that have been present for months or years may be permanent or require professional restoration. Before investing in professional help, it is worth trying multiple poultice treatments over several weeks. If stains remain after these efforts, they may have penetrated below the sealant into the stone itself.

Practical takeaway: Address spills immediately to prevent staining, and use baking soda poultices as a first-line treatment for most stains before attempting stronger chemical solutions.

Protecting and Resealing Terrazzo Surfaces

The sealant on terrazzo floors protects the porous stone from stains and moisture. This seal gradually wears away through foot traffic, cleaning, and exposure to air and water. Resealing is essential for long-term floor preservation and typically needs to be done every 1 to 3 years, depending on traffic levels and the quality of the original seal. Floors in heavily trafficked commercial spaces may need resealing annually, while residential floors in lower-traffic areas might go three years between treatments.

You can test whether your terrazzo needs resealing by performing a water drop test. Place a few drops of water on different areas of the floor. If the water beads up and rolls around, the seal is still intact. If the water soaks in and darkens the stone, the seal has worn away and resealing is needed. This simple test takes only a minute and tells you exactly what maintenance is required.

Before resealing, the floor must be thoroughly cleaned to remove all dust, dirt, and residue. Professional terrazzo care often involves buffing or light grinding to remove the old sealant layer before applying a new one. For homeowners, this typically requires professional equipment and expertise. However, some penetrating sealers can be applied over existing seals without full removal, though results may not be as optimal.

Different sealant types are available for terrazzo. Penetrating sealers soak into the stone and protect from within, maintaining the floor's natural appearance without adding shine. Film-forming sealers sit on the surface and provide a protective coating that gives the floor a glossy or matte finish depending on the product. Your choice
