Understanding 55 Plus Communities: What They Are and How They Work

A 55 plus community is a residential development designed specifically for people age 55 and older. These communities offer housing options ranging from single-family homes to townhouses and apartments. The age requirement is a legal restriction that applies to at least 80% of the occupied units in the community, according to the Fair Housing Act.

These communities exist across the United States in various forms. Some are small neighborhoods with 50 homes, while others contain thousands of residents. Popular locations include Florida, Arizona, California, North Carolina, and South Carolina, though 55 plus communities operate in nearly every state.

The appeal of these communities stems from several factors. Many residents appreciate living among peers in a similar life stage. Communities often feature amenities designed with older adults in mind, such as fitness centers with low-impact equipment, swimming pools, walking trails, and social activities. Maintenance may be reduced compared to traditional homeownership, as many communities include lawn care and exterior upkeep in monthly fees.

There are different ownership models. Some communities are deed-restricted, meaning the property itself restricts who can own it. Others use lease agreements where residents rent rather than own. Cooperative housing models exist in some areas, where residents own shares in the community corporation. Understanding which model applies to a specific community matters because it affects long-term costs, building equity, and flexibility if you need to move.

Practical takeaway: Before exploring specific communities, determine whether you prefer to own or rent, and research which states or regions interest you most. This narrow focus saves time when reviewing options.

Types of Housing Options Available in 55 Plus Communities

55 plus apartment communities offer several housing configurations to suit different needs and budgets. The most common option is the apartment itself, which ranges from studio units to three-bedroom layouts. Studio apartments typically offer 400-600 square feet, one-bedroom units range from 600-800 square feet, and two-bedroom apartments usually span 800-1,200 square feet. Three-bedroom apartments are less common but do exist in larger communities.

Townhouses represent another popular option in many 55 plus communities. These units typically feature two or three stories, multiple bedrooms, and often include a small yard or patio. Townhouses appeal to residents who want more space than an apartment but prefer less exterior maintenance than a single-family home. Many townhouse communities include shared outdoor spaces and walking paths.

Independent living apartments differ from standard rentals. These units often include services such as meals, housekeeping, and transportation. Assisted living apartments provide additional support with activities of daily living like bathing and dressing, though these typically serve residents with higher care needs. Memory care units specifically serve residents with dementia or Alzheimer's disease.

Continuing Care Retirement Communities (CCRCs) operate on a different model. Residents may move from independent living to assisted living to skilled nursing within the same community as their needs change. This allows people to age in place without relocating. CCRCs typically require an entrance fee plus monthly payments, which can range significantly based on location and services.

Practical takeaway: Create a list of your specific housing needs—number of bedrooms, desired square footage, and whether you prefer amenities like in-unit laundry or a balcony. This list helps filter communities to those matching your preferences.

Location Considerations and Regional Differences

Geographic location significantly impacts the 55 plus community experience. Florida remains the largest destination, with over 300,000 residents in age-restricted communities. Major retirement hubs like The Villages in Florida spans three counties and houses over 100,000 residents. Sun City communities in Arizona pioneered the 55 plus model and remain popular. California, particularly Southern California and the Palm Springs area, offers numerous communities. North Carolina's mountains and South Carolina's coastal areas attract residents seeking milder climates than northern states.

Climate differences matter for lifestyle and health. Warm-weather states allow outdoor activities year-round, which appeals to golfers, walkers, and gardeners. However, air conditioning costs are higher in warm climates. Cold-weather states in the northeast and midwest often have lower housing costs but require residents to manage snow, ice, and winter weather. Some residents prefer four distinct seasons for aesthetic reasons or to maintain connections to family in those regions.

Cost of living varies dramatically by region. Florida and Arizona generally offer lower costs than California or the Northeast. However, popular areas in any region command premium prices. A two-bedroom apartment in The Villages might rent for $1,200-$1,800 monthly, while similar units in Southern California could exceed $2,500. Property taxes, state income taxes, and healthcare costs also vary significantly. Florida has no state income tax, while California has the highest state income tax in the nation.

Healthcare infrastructure differs by location. Urban areas typically have more hospitals, specialists, and medical facilities within short distances. Rural communities may require driving longer distances for specialized care. Many 55 plus communities near metropolitan areas provide easier access to major medical centers. Proximity to family and established social networks also influences location decisions for many residents.

Practical takeaway: Research the cost of living and climate in regions that interest you. Check healthcare facility locations and availability of services you currently use or anticipate needing. Compare state taxes if you have significant income or assets.

Amenities and Community Features to Evaluate

55 plus communities offer varying levels of amenities that affect both quality of life and monthly costs. Common amenities include fitness centers with equipment like ellipticals, treadmills, and weight machines designed for older adults. Many communities employ fitness instructors who offer classes such as water aerobics, yoga, and strength training specifically for residents age 55 and older. These programs recognize that exercise needs differ from younger populations.

Social activities form a cornerstone of most communities. Typical offerings include clubs for hobbies like bridge, poker, book reading, gardening, and crafts. Many communities organize trips to restaurants, theaters, museums, and shopping venues. Some host educational seminars on topics like technology, finance, and health. Movie nights, dances, holiday celebrations, and seasonal festivals create community events. The quality and quantity of activities varies—some communities offer 50+ weekly activities, while smaller communities may have 5-10 regular programs.

Recreational facilities often include swimming pools, sometimes with heated water for year-round use. Tennis courts, pickle ball courts, and shuffleboard appeal to active residents. Walking trails, sometimes with lighting for evening use, support fitness routines. Some communities feature golf courses or arrangements with nearby courses for residents. Libraries, computer labs, and craft rooms provide indoor activities during inclement weather.

Essential services offered in some communities include on-site management, maintenance and repair services, grounds keeping, and trash collection. Dining options vary from full meal plans included in fees to optional restaurant-style dining. Transportation services to medical appointments, shopping, and community events exist in many communities. Some offer security patrols or gated entry. Pet policies vary widely—some communities welcome multiple pets, others restrict them, and some prohibit them entirely.

Practical takeaway: List amenities important to your lifestyle. Tour communities in person during different times of day and seasons to observe actual use of facilities and resident engagement. Ask about which activities and services require additional fees beyond base rent or fees.

Financial Considerations and Costs Associated with 55 Plus Living

Understanding the financial structure of 55 plus communities is essential for making informed decisions. Rental apartments typically involve a monthly rent payment, though the amount varies based on unit size, location, and included amenities. In 2024, one-bedroom apartment rents in 55 plus communities range from $800 monthly in less expensive areas to $2,500 or more in high-demand locations. Two-bedroom units average 30-50% higher costs than comparable one-bedroom units.

Beyond base rent, many communities charge additional fees. Amenity fees cover maintenance of pools, fitness centers, and recreational facilities—typically $50-$300 monthly. Pet fees range from $25-$75 per month per pet. Utility costs vary; some communities include water and trash, while others pass these costs to residents. Parking fees exist in some urban communities. Activity or program fees cover special events or classes beyond standard offerings.

For purchased properties, homeowners face mortgage payments if financing the purchase, property taxes, homeowners association (HOA) fees, and maintenance costs. HOA fees in 55 plus communities typically range from $200-$500 monthly, covering common area maintenance, amen
